The real estate industry and its clients received the pleasing news on Sunday September 27 that residential property may be marketed and transacted once again in metropolitan Melbourne.  With pent up supply and demand, we expect a surge of activity over the coming months. 

As such, we encourage anyone considering selling, leasing, buying or looking to rent to contact their Kay & Burton agent or a Kay & Burton office.  There are some unique requirements we must meet but all aspects are now in place to run a successful marketing campaign for your property or move you into your new home. 

Covid-19 Protocals

Selling

  • Property appraisals can be conducted. One person can attend the property in addition to the estate agent.
  • Property marketing campaign activities such as photography, film and staging may be conducted with one provider and one agent present.
  • Private inspections of your property (no longer than 15 minutes) may be conducted with one prospective purchaser and one other household member or intimate partner and their children under 18 years of age.
  • The occupier(s) of a property for sale are required to leave during an inspection for one of the permitted reasons under the Stay at Home Directions.
  • To ensure the safety of our clients Kay & Burton will ensure the following procedures are followed during private inspections:
    • the occupier and attendee of the property are not symptomatic, self-isolating or under quarantine before attending.
    • face coverings must always be worn by all attendees and physical distancing (1.5M) to be maintained.
    • sanitiser must be applied prior to and upon leaving the property.
    • contact details of all attendees will be recorded and retained for the required period.
    • the property is to be well ventilated with all internal and external doors opened, for the duration of the inspection.
    • minimise the touching of surfaces within the property by, turning on lights and opening all cupboards, drawers, windows, and doors
    • surfaces touched during an inspection will be disinfected after the event and between private inspections.
  • Remote (virtual) auctions may be held.  No physical on-site auctions are permitted at this time
  • Sales activities (that cannot be done remotely) such as document exchange, cash handling, etc are permitted but must be limited to one agent and one service provider or client.
  • Services related to completing a property settlement may continue.  This can include final inspections, key collections, final cleaning etc. and any other services directly related to the settlement.

Buying

  • Pre-arranged private inspections for residential properties, one on one, may resume
  • They can be attended by one agent and one prospective purchaser who may be accompanied by one other person from an existing household or an intimate partner and the prospective purchasers’ children under 18 years old if there are no appropriate alternative care arrangements available.
  • They are not to be any longer than 15 minutes.
  • Property inspections can occur outside a 5km radius of your home but must be within the Metro Melbourne area.  However, a person may only leave their home for a maximum of two hours to attend a pre-arranged private inspection of a property.
  • Final inspection prior to settlement can be conducted by private appointment while the current residents must leave the property for one of the reasons to leave the home under the Stay at Home Directions. Physical distancing must be maintained, and face coverings must be worn.

Landlords

  • Services required for end or start of lease can continue. This can include property appraisals, final inspections, key collections, final cleaning and any other services directly related to the start or end of lease only.
  • Property marketing campaign activities such as photography, film and staging may be conducted with one provider and one agent present.
  • Private inspections of your property (no longer than 15 minutes) may be conducted with one prospective tenant and one other household member or intimate partner and their children under 18 years of age.
  • The occupier(s) of a property for lease are required to leave during an inspection for one of the permitted reasons under the Stay at Home Directions.
  • To ensure the safety of our clients Kay & Burton will ensure the following procedures are followed during private inspections:
    • the occupier and attendee of the property are not symptomatic, self-isolating or under quarantine before attending.

  • Repairs and maintenance of properties are permitted only to ensure safe and secure use and occupancy
  • Facilities management services (e.g. for occupied properties, multi-dwelling residential properties) permitted only to ensure health and safety of users
  • All health and safety protocols outlined under selling and buying must be followed

Tenants

  • Pre-arranged private inspections for the purpose of letting residential properties, one on one, may resume
  • They can be attended by one Property Manager and one prospective tenant who may be accompanied by one other person from an existing household or an intimate partner and the prospective purchasers’ children under 18 years old if there are no appropriate alternative care arrangements available.
  • They are not to be any longer than 15 minutes.
  • Property inspections can occur outside your 5km radius, to your home within the Metro Melbourne area.  However, a person may only leave their home for a maximum of two hours to attend a pre-arranged private inspection of a property.
  • The tenant may move in or out of the property keeping all the requirements like face coverings, one person at a time etc. in mind
  • All health and safety protocols outlined under selling and buying must be followed
  • Services associated with ending or starting a tenancy are permitted (e.g. removalist, cleaning, gardening)
