The Property 

Nestled in a picture-perfect, exclusive cul-de-sac is the quintessential Toorak family home known as 15 Landen Place. The four-bedroom, two-bathroom Neo Georgian residence, built circa 1938, had been in the same family for more than four decades. It delivered style, sophistication and prestige together with leafy views and outdoor entertaining close to Toorak Village, leading schools, Yarra River parklands, transport and easy access to the Monash Freeway. The property had undergone various renovations and updates over the years but retained its classic charm and stately proportions.

The Campaign

Print advertising played a pivotal role in showcasing the property, with full-page ads placed in the Domain magazine (distributed through Saturday’s The Age and The Australian Financial Review). Ads were also placed in the Stonnington and Boroondara Domain Review across the property’s traditional four-week campaign. Print advertising was combined with digital real estate portals (realestate.com.au and domain.com.au) as well as amplification across Kay & Burton website, EDMs and social media channels.

The Buzz

The home gained instant attention, with more than 20 groups attending the first open for inspection. The EOI campaign commenced on 19 March with the sale inked by 7 April at the top end of the property’s price guide.

The Purchasers

The property offered a rare opportunity to break into a prized Toorak area at a price below the suburb’s four-bedroom median house price of $5.6 million (according to Domain data). So, it was no surprise a young family quickly seized the chance to set down new roots in their dream locale.

The Vendor

After calling the grand residence home for almost 45 years, the vendor knew it was time to downsize.
