This single-fronted Edwardian timber house was scheduled for auction on Saturday 27 November. However, this property didn’t make it to auction, selling 10 days before after only being on the market for six days. The four-bedroom house, on a plot of approximately 377 square metres, came with rear access parking for one car via a laneway. With an expected price of around $2 million, the Cambridge Street house was sold for $2.36 million.

Although this property was in relatively good condition, having been fully renovated by previous owners about 15 years ago, there were a few features that removed its ‘sheen’. “The exterior was painted in mission brown and the green tiles used for the kitchen splashback were a tad dated,” says Matt Davis, with the owners, a couple with two children, taking on his advice. The exterior was painted white with charcoal grey trims and the kitchen tiles were replaced with marble. The timber floors were also addressed, changing them from a lacquered orange to a natural finish. And as the ‘devil is in the detail’, Davis also suggested to the vendors to change the cupboard handles in the kitchen, which they did.

Even though this isn’t a large house, it was, according to Davis, “going to attract families with young children”.

The Campaign

The sales campaign comprised digital platforms – domain.com.au, realestate.com.au and kayandburton.com.au. There was also social media, with an Instagram emphasis. The gist of the campaign focused on the home’s ‘period charm’, with its side verandah leading to the front door, its ‘timeless style’ and as being an ‘impeccably presented family home’.

The Buzz

With the sales campaign starting just after a lockdown, there was a considerable turnout on the first day of inspection – a staggering 23 groups, predominantly couples with young children looking for a bit more space and wanting to be closer to amenities. While the first open for inspection was sensational, the following Saturday there were only 7 groups. “I could see the heat in the market was coming off just slightly at that point in time, so I suggested that I contact the interested parties to ask for their best offer, with two parties being the most eager,” says Davis, who scheduled a date of 18 November with the two parties hovering around the same price point.


As Davis predicted, the property was purchased by a couple with two children looking for a bit more space and something that didn’t require renovation.

The Vendors

Lachlan and his wife, who have two children, purchased this house about five years ago. While they enjoyed living here, they wanted to be closer to the children’s school. “We hadn’t sold a property before with Matt, but as you inspect properties over the years, you get to know agents. He just seemed to ‘tick all the boxes’. He has a presence, the right personality and a level of professionalism,” says Lachlan.


Matt came with a great client base who he thought would be interested in our house and I liked the fact that, unlike many other agents who simply call every three months to see if we were interested in selling, he was genuine in more than simply getting a listing and making a sale. Matt’s regular updates on how the inspections were progressing, even though these were only a few, also appealed. Giving the couple ideas on ‘tweaking’ the house was not only appreciated but also taken on board. And the price received was well beyond expectation. “Matt could see that the heat was coming off the market at that point in time and thought it was best to strike while the iron was hot, something that played out after our place was sold,” says Lachlan.
